The Highly Functional Laundry Room

We require a lot from laundry rooms.  Not only do we clean clothes there.  Many times we also sort, dry, iron, and fold laundry there as well as store laundry baskets and cleaning supplies.  On top of all that, we want it to look cute, too.

Weekly Market Update: September 28, 2015

All roads continue to point to normal as fall is upon us. Nary a warning bell has sounded about anything beyond the typical seasonal drop-off. From the mouths of market-analyzing pundits, we are in the midst of one of the best housing markets in the last 15 years. This, of course, makes for a great autumn, along with pumpkin spiced lattes and cinnamon apple spiced tea, of course.

In the Twin Cities region, for the week ending September 19:

 • New Listings decreased 0.4% to 1,613
 • Pending Sales increased 18.0% to 1,090
 • Inventory decreased 13.8% to 16,606

For the month of August:

 • Median Sales Price increased 2.7% to $224,900
 • Days on Market decreased 5.9% to 64
 • Percent of Original List Price Received increased 0.8% to 97.1%
 • Months Supply of Inventory decreased 21.7% to 3.6

Tile Rugs

I love the look of a good rug on a big stretch of floor.  It adds interest and can be used to designate different zones in an open concept floorplan.   What I don't like, is cleaning around and under a rug.  Especially one with fringes.

Installing a tile rug in your floor will add visual appeal without the hassles of maintaining a regular woven rug.  You can clean it right along with the rest of the floor.  And no trip hazards.

Fall Is A Great Time To Sell

Anyone who knows even a tiny bit about real estate has probably heard that the market slows to a crawl in the fall and is virtually non-existent during the holidays and on through January.  The thinking behind that was that families who have school-aged children are settling into their school routines and are not looking to make big changes.  Many opt to wait until spring and summer to sell their homes.

But times have changed.  No longer do you need to load everyone into the car to look at every home on the market in your price range.  The internet and online marketing of homes has made shopping for homes, and weeding out the ones that don't suit you, easy as pie.  In fact, consumers can shop with laser focus and can be ready to buy the hour a home goes on the market that meets all their criteria.

Another reason that fall doesn't mean the death of the market is simply that families are not the only ones shopping for a home.  Many baby boomers are coming into retirement and are looking to downsize.  They do not need to adhere to a school-year schedule.  Likewise, millennials can hop into the market at any time as they opt to forego huge rents in favor of owning a home.

And finally, since many do wait for the spring market, putting your home up for sale in the fall means much less competition which could lead to faster selling times for a higher price than you might get in the spring.

Still, selling your home is never a breeze.  There is always work that should be done to get your home looking its best.  And fall has a few particular challenges that you'll want to be aware of.

Make Your Exterior as Clean and Attractive as Possible

Sure, fall is spectacularly beautiful...for about 3 weeks.  The remainder of the fall season is marked by bare trees and shrubs, very few flowering plants, and yellowing grass.  Fall tends to be windy as well, which means leaves and debris fly around your yard.

If your home is on the market in the fall, be diligent about keeping it maintained.  This may mean raking leaves every other day and occasionally sweeping your driveway and walkways.

Add colorful interest at your main entry.  Without overdoing it, decorate for the season your in.  Take out wilted and straggly summer flowers and put vibrant mums and gourds in your pots.

Make Your Home Feel Cozy

There's always a chill in the air in autumn.  Be sure your home is warm and toasty.  Keep your thermostat a few degrees warmer than you normally do.  Consider offering slippers for visitors when they need to take their shoes off.  

You can also warm up a house by using color.  Pops of red, orange and yellow accents can bring a brightness and warmth to your home during dull autumn days.  If your home is decorated in mostly cool colors like blues and greys, consider repainting with warmer hues.

Display tasteful fall decorations like a centerpiece for your table.  And waft some warm and cozy scents throughout your home like freshly baked bread, apple cinnamon pie, or pumpkin bread.  Just a hint is all you need.  Don't overwhelm your buyers senses.

Light It Up


Not only do fall days bring gloomy, cloudy weather, but the sun also sets earlier and earlier every day.  This means your house needs extra assistance to show it in its best light.  During the day, leave lights on throughout the house during showings.  Make sure there are no dark and dingy corners.

Weekly Market Update: September 21, 2015

Year-over-year home value percentages have continued to rise across the nation. Millennials have been pinpointed as the driver of the price increases, as this age group continues to show a willingness to ditch high rental costs while taking a step toward a commitment to homeownership at prices that may surpass last year at this time.

In the Twin Cities region, for the week ending September 5:

 • New Listings decreased 12.7% to 1,443
 • Pending Sales increased 31.9% to 1,167
 • Inventory decreased 12.6% to 16,537

For the month of August:

 • Median Sales Price increased 2.7% to $224,900
 • Days on Market decreased 5.9% to 64
 • Percent of Original List Price Received increased 0.8% to 97.1%
 • Months Supply of Inventory decreased 21.7% to 3.6

A House of Hospitality

It seems that folks don't just pop over for a quick chat anymore.  Entertaining doesn't always have to mean a 10 place setting dinner.  We think we have to go all out to entertain, but the truth is just having the neighbors over for a glass of wine is one of life's simple pleasures and we should all definitely do it more often.

Many of us love the idea of entertaining friends and family in our homes on a regular basis.   The reality is that we find we have a messy home that would take too long to pick up, we don't have adequate food and beverages on hand, or we simply don't think our house is "done" in the decorating department.

To help foster your desire to be hospitable and to have people over regularly, take these tips to have a guest-ready home.

Cleaning For Your Lifestyle


Are you a busy family that only has time for guests on the weekend?  Do you prefer impromptu pop-overs or like to have it scheduled in your planner at least a week in advance?  Do you prefer to have friends over for coffee in the mornings and save evenings for your immediate family?

Knowing the answers to these types of questions will help you figure out a cleaning schedule that will facilitate when you have guests over.

If you like weekend guests, then plan to clean and organize on Thursdays.  If you like to have people pop over, do a quick pick up every morning so that your home is presentable (if not deeply cleaned) at a moment's notice.  And if you like morning coffee with the neighbors, get the dishes done the night before and tidy up before bed.

Browse Pinterest and other sites on entertaining to come up with simple but yummy treats that you can either whip up on the spot, or just place out on a nice tray.   Flavored nuts, breads and specialty butters and jams, candies, cheeses and cured meats and even popcorn with unique flavored salts can all be ready in an instant.  As soon as you're out, grab some more at the store so that they're always on hand.

Many times guests will take a beverage before they'll want food.  Be sure to always have tasty water and ice on hand.  A variety of sodas, seltzers, and juices come in handy as well.  If you like the option of having quick hot beverages you can purchase a single-serving beverage maker like a Keurig which will make coffee, tea, and hot ciders on the spot.   Always have at least one bottle of white wine in the fridge, a bottle of red stored somewhere, and a 6-pack of good beer.  And if you really want to offer the most for your guests, purchase a bartender's guide and stock your bar with liquor and mixes.

Guest-Ready Tips


You want the spaces in your home to feel welcoming for guests.  So no matter how "done" you decorating is, there are a few touches you can add that will help guests feel comfortable in your home.

Leave the light on.  A dark house is unwelcoming.  If you like to have people pop over, keep your front entry light on whenever it's dark outside.  If your living spaces are mostly towards the back of your house, have at least one light on in one front-facing room so that they know someone is home.

Have a place to put their stuff.  A few extra hooks with nothing on them, a small bench, and a tray for shoes in your entryway all let your guest know that they are welcome.

Have adequate seating.  If guests like to gather in your kitchen, be sure to have a few stools on hand that you can put out.  If you like to visit in the living room, make sure the seating is geared toward conversation and not necessarily pointed directly towards the TV.  Have comfortable chairs, ottomans and stools that you can quickly pull in from other parts of the house.

Use your "company" plates.  Those beautiful china dishes you got for your wedding that you only seem to use at Christmas?  Haul them out when guests come.  Use your best dishes, glasses, and silverware.  Alternatively, have beautiful paper plates and napkins on hand for guests.  Grab some anytime you're out shopping at specialty stores and boutiques.

Break out the good soap.  Stock your bathroom with a basket of nice smelling soaps and lotions.  Have clean hand towels laid out.  Make sure there is plenty of toilet paper.  And have a candle going to block out any unwanted smells.

Living with Guests in Mind


When having guests over, obviously you want the rooms that they will be using to be "done" first when it comes to decorating.  That means leaving the bedrooms alone and concentrating on the living room, dining room, and bathroom first.  Also, having a guest room is nice if you plan to have overnight guests.

With that said, many folks feel like their space is never quite designed and decorated the way they want in to be.  It's never "done".  Never let this keep you from having guests over.  Most people are there to see you, not your house.  

So invite your neighbor over for a chat after dinner, host small group at your house, call your friends for coffee, and invite co-workers over after work.  Make your home guest-ready at all times but don't sweat the small stuff.  People are more important than stuff, anyday!

Deschutes Brewery TC



Oregon-based Deschutes Brewery is bringing their pop-up pub half-way across the country and setting up shop in the heart of Downtown Minneapolis.

The 402-foot custom bar will be home to about 20 bartenders who will be pouring beer from 40 taps from their best sellers to rare beers typically reserved for their home base.

And although this party is put on by a brewery, it is an all-ages affair. You can listen and dance to lots of live music from Big Wu, Solid Gold, Step Rockets and BBGun. And if you get hungry, worry not. While chefs from Twin Cities favorites, Red Cow and Republic, are creating some dishes especially for the day, you’ll also find food from Happy Gnome, Potters Pasties, The Bison Butler and Cranky’s Ice Cream to purchase on site.

As if that’s not cool enough, all proceeds from the event will benefit Second Harvest Heartland. Boom!

Adding Up

If you're living in an older home with an attic, you could be sitting on a gold mine of usable space.  Adding a dormer or two can really add some functional square footage to a home.  Attic additions work great for bedrooms, recreation rooms, offices or home theaters.

With some careful planning you can increase the value of your home by adding much sought after square footage.  But be sure that you consult an architect so that the addition is in keeping with the style and period of your house.  Nothing is more sad for a house than to have an addition that doesn't look like it belongs to the home.

Today we're highlighting some beautiful attic additions with many beautiful, house-enhancing features.

Exterior


When you viewed from the outside, you want your attic addition to look like it was just how the house was originally built.  While getting more space is the reason you're doing the addition, don't be so greedy that you ruin the look of the exterior.

Here are some examples of good vs. bad dormer additions.

     

Shed dormers are nice and I'm sure this one added a lot of space inside.  But the relatively flat slope of this dormer roof just doesn't go with the beautifully steeped pitch of the original home.



Here is a dormer which works well with the original steep pitch of the roof.



The original roof of this home already had some hipped-roof dormers that added appeal to the home.  They then tacked on this shallow-pitched shed dormer to the home which ruined the look of it.



In this beautiful home, they treated all the dormers with the same roof treatment to add cohesion to the entire look of the house.

Interior


Once you've got your roof lines figured out, you can start crafting your interior spaces to best suit your needs.  Attics offer some great features.  There is usually potential for a lot of storage under the lower eaves.  You can have direct access to a lot of sunlight through skylights.  And since you're up in the tree tops, you can usually have long, unobstructed views from the windows.
