Where Celebrities Live: Hollywood's Worst-Kept Secrets

When Jenna Gering and her husband advertised their 2,700-square-foot Hollywood Hills home for rent in 2008, they were surprised when actress Lindsay Lohan showed up at their front door ready to pay the asking price of nearly $10,000 a month.

 "We were desperate to rent the house, which was expensive, so we thought, 'What's the worst that could happen?' " says Ms. Gering, an actress who currently lives in the house with her family.


About nine months later, the Gering house made national news when it was burglarized. The culprits, dubbed the "Bling Ring," turned out to be fame-obsessed youths from the San Fernando Valley who used the Internet to locate celebrity homes and steal more than $3 million worth of goods from them in 2008 and 2009. In addition to the residence, homes owned by Paris Hilton, Orlando Bloom, Rachel Bilson and others were hit.

The Bling Ring, immortalized in a film directed by Sofia Coppola and starring Emma Watson, left a lasting imprint on the world of Hollywood real estate. Here, security and privacy are primary concerns—agents with famous clients are often required to sign confidentiality agreements—yet the exact locations of celebrity homes are hardly a secret. Encouraging interlopers are celebrity-gossip websites, aggressive paparazzi and reality-television shows, not to mention satellite mapping.

"Celebrity privacy is simply no longer—that's why everyone in L.A. now has hedges and gates and perimeter beams," says Jeff Hyland, president of brokerage Hilton & Hyland, which caters to celebrities. The sheer number of people involved in high-profile real-estate transactions—often 30 to 100 people—also contributes to the difficulty of keeping celebrity addresses under wraps, says David Kramer, a broker for Hilton & Hyland who recently listed Jodie Foster's home.

Between staging companies, inspectors, rival real-estate agents and even neighbors, there's a lot of potential for loose lips, adds Mr. Kramer. "While there's no way to shield a celebrity client completely," Mr. Kramer says, he often deliberately misleads curious observers about the identities of buyers and sellers until a deal is closed. To maintain anonymity, celebrities are encouraged to purchase homes in the name of a trust and appoint a neutral trustee from a generic trust company, since a business manager or a friend can be traced back to the celebrity.

Because the erosion of privacy has created so many security issues for stars, brokers says that high-end gated communities, such as Mulholland Estates and Beverly Park, both located in the coveted 90210 ZIP Code, are increasingly popular with high-profile buyers. Both communities have full-time gatehouse security at their entrances.


And yet, even wrought-iron gates can't stop the most determined. Paris Hilton's 7,493-square-foot, Mediterranean-style mansion in Mulholland Estates was robbed repeatedly by the "Bling Ring" shortly after she bought it for $5.9 million in 2007. The teens climbed a hill to evade the gatehouse and found a key left under a mat by the front door to enter the home, according to journalist Nancy Jo Sales's book on the Bling Ring. The stolen items included "somewhere over $2.5 [million] to $3 million worth of jewelry," according to Ms. Hilton's grand-jury testimony.

Ms. Hilton, who still lives in the five-bedroom home with a nightclub room and a stripper pole, says she has added security since the burglaries. "I have new cameras and laser beams. I also now have security guards right outside my house, 24 hours a day," she says.

But Ms. Hilton says that even with those additional measures, she still feels vulnerable at home. "What happened with the Bling Ring would have never happened 10 years ago—kids would never have been able to find addresses of celebrities so quickly online. Nowadays, everyone knows where everyone is…you're not safe anywhere."

Although Ms. Hilton decided to remain in her home—and even allowed Ms. Coppola to film scenes for "The Bling Ring" there—some of the other celebrities targeted by the youths have moved away. In 2010, Brian Austin Green sold the four-bedroom Hollywood Hills house where he and Megan Fox lived to a businessman for $1.8 million, slightly more than the $1.65 million he paid for it in 2001 but well below the $2.395 million he listed it for in 2009. Rachel Bilson sold her white Spanish-style Los Feliz home last year for $2.106 million, a few hundred thousand dollars above the $1.88 million she paid for it in 2006, according to public records.

Ms. Lohan moved out of the Gering home immediately after the burglary. "Her security deposit was three months of rent, which was the remainder on her lease, so we basically shook hands and walked away," says Ms. Gering. She adds that Ms. Lohan left the house in excellent condition; the only areas of damage were the camera-lens-size holes in the tall hedges that screen the front of the home, left by persistent paparazzi. A spokeswoman said Ms. Lohan wasn't available to comment.


Earlier this year, Orlando Bloom and Miranda Kerr decided to rent out the ¾-acre compound in the Outpost Estates neighborhood of Hollywood Hills that the Bling Ring youths burglarized. The gated estate is currently on the market for $18,000 a month, says Venessa Blair, the couple's broker. Jennifer Mulberg, the broker who sold Mr. Bloom the house in 2007 for $2.75 million, points out one of the downsides to having a well-publicized address: "Even gates and security can't stop bus tours and paparazzi. When you stand outside that house, every 30 minutes you hear a bus come by with a guide shouting, 'This is Orlando Bloom's house,' over and over again."

Weekly Market Update: June 24, 2013

The national mortgage rate encouragingly remains low at 4.0 percent, leaving buyers plenty of wiggle room before the 7.0 percent mark where the ratio of monthly housing costs to family incomes falls slightly out of favor. Meanwhile the Federal Reserve has delicately tried to explain the difference between easing off the gas pedal and applying the brakes. Markets are certainly capable of overreaction, as are consumers, but the housing scene has grown stable enough to absorb slight upticks in rates.

In the Twin Cities region, for the week ending June 15:

• New Listings increased 32.6% to 1,960
• Pending Sales increased 23.2% to 1,365
• Inventory decreased 20.0% to 14,867

For the month of May:

• Median Sales Price increased 14.9% to $194,200
• Days on Market decreased 29.8% to 87
• Percent of Original List Price Received increased 2.5% to 97.0%
• Months Supply of Inventory decreased 30.6% to 3.4

The Teen Lounge Becomes the New Hangout Spot in Homes

Get ready for Justin Bieber posters lining the walls and video-game arcades. The “teen lounge” is the new space entering homes.

Designers and architects say they’re fielding more requests lately to make-over areas in the home that are designated for older kids. These spaces are becoming teen lounges, hangout areas, sleepover spaces, or offices for doing homework (even outfitted with security cameras so parents can make sure they’re really working!), The Wall Street Journal reports.

“Parents say teen and tween rooms not only encourage kids to spend more time at home—they can also help maintain peace throughout the grown-up areas of the house,” The Wall Street Journal reports about the trend.

Some teen lounges are getting high-dollar make-overs.For example, Chris Pollack with Pollack + Partners, a design and construction firm based in New York, told The Wall Street Journal that he recently spent $750,000 renovating a Manhattan townhouse with a 1,000-square-foot teen suite. The suite featured a ping-pong and billiards table, a recording studio, kitchen, and a theatre for movies and video games.

Some home owners are looking to transform other housing spaces into teen lounges, such as turning a pool house into a teen lounge.

But will the teen lounge become a selling point in homes? Probably not, say some real estate professionals. In fact, some agents say that it’s important that home owners design teen spaces into their homes make sure the spaces can be converted back into adult space when it’s time to sell. The teen lounge is “a non-neutral amenity that doesn’t add value,” appraiser Jonathan Miller told The Wall Street Journal.

Jef Hyland, president of Hilton & Hyland, a brokerage based in Beverly Hills, Calif., said that when he markets homes with upscale teen lounges, he’ll tell buyers that these spaces often can also become in-law suites, which may have wider appeal.

Wet rooms typically have ceramic tile floors and walls that make cleanup a snap. Bruce Willis is hoping for a big payout. The veteran action-flick actor has listed another one of his real estate holdings, this time the Beverly Hills home he picked up in 2004. The nearly one-acre property is listed for a whopping $22 million; Willis paid $9 million for it nine years ago — that’s a 144 percent price increase.

Why the jump in price? Southern California real estate is a hot buy. Beverly Hills home values are increasing, with Zillow data showing values up 18.3 percent year-over-year. And as far as location goes, Willis’ home, located at 1005 Benedict Canyon Drive, Beverly Hills, is in the coveted 90210 ZIP code, just steps from the Beverly Hills Hotel.

It looks like Willis, along with wife Emma Heming, have also put in a lot of work into the 10,379-square-foot home.

Boasting 11 bedrooms and 11 baths, Willis’ home has large living spaces that open up to a courtyard with a fountain. The updated kitchen has a large center island and restaurant-quality appliances. Outside, the home’s grounds include a tennis court and pool.

Weekly Market Update: June 10, 2013

Interest rates are on the rise, but further increases should be incremental and gradual without harming housing demand. All the same, some buyers might feel an extra pinch to act soon if economic and jobs data continues on a path of improvement. Ultra-low rates will not remain the rule of the day if the economy gives the Fed no reason to maintain its quantitative easing (money printing) stimulus policies.

In the Twin Cities region, for the week ending June 1:

• New Listings increased 23.6% to 1,713
• Pending Sales increased 22.8% to 1,180
• Inventory decreased 23.1% to 14,349

For the month of May:

• Median Sales Price increased 15.1% to $194,450
• Days on Market decreased 29.8% to 87
• Percent of Original List Price Received increased 2.5% to 97.0%
• Months Supply of Inventory decreased 30.6% to 3.4

5 Projects to Whiten And Brighten Your Kitchen


When it comes to kitchen colors, white is always popular. A 2013 National Kitchen & Bath Association survey found that 67% of respondents would choose white kitchen cabinets over anything else, a 20% jump in the last two years.

Why white? It’s bright, goes with everything, and never falls out of style. And if you’re germ-a-phobic, white lets you easily see the dirt you’ll want to wipe away.

So we asked a few of our favorite bloggers to show how a little bright white perked up their tired kitchens. Their projects are clearly inspiring.

Bright White Floor

When Jane, of the Modern Jane Design blog, moved the island in her newly remodeled kitchen, it left an ugly unfinished patch in her already beat-up, 104-year-old wood floors.

So she filled holes with tough car body filler, sanded the heck out of the repaired wood, then covered the floor with a bright white, oil-based porch-and-floor paint. 

The result is a sparkling white floor that contrasts nicely with the dark-wood kitchen island and its new faucet and sink. Take a look.

White Island Tops Off Remodel

Heather, of the At the Picket Fence blog, finished off her white kitchen remodel with a beadboard kitchen island topped with butcher block and fancied up with turned legs. She has a great tutorial on how to build your own island. I’ll give you a preview: Newel posts will be involved.

I love Heather’s tip on spreading a wood conditioner on a butcher block top before staining, which makes the wood accept the stain more evenly.

A (Back)Splash of White

White looks even whiter when paired with dark cabinets. That’s why Beckie’s white subway tile backsplash really pops beneath the Infarrantly Creative blogger’s black cabinets. Take a look at this great ebony-and-ivory combo.

By the way, that slate countertop is really laminate. At $10-$15 per sq. ft., you can’t beat the low price and upscale look.

Dishwasher Facelift

 
One way to keep white from becoming monotonous is to add texture. That’s what Sasha of Lemonade Makin’ Mama did when she glued white beadboard to the face of her plain white dishwasher. I can’t think of anything that beadboard doesn’t make better-looking. Little touches like that give rooms a unique look and feel.

The beadboard was part of a larger kitchen transformation that gave Sasha’s bland, white kitchen a bit of spice. She painted the island a deep grey and installed white Kashmir granite, which provides a glassy shine that reflects all the other cool things in her kitchen.

Paint It Yourself

The quickest and most economical way to turn your kitchen white is to paint the cabinets yourself. Of course, easier said than done.

But Brooke, of the All Things Thrifty blog, will guide you through the process — all 19 steps. Hint: A small air compressor will be involved.

“I don’t want brush marks, or painted-over hinges,” Brooke says. “I want you to do it professionally so that you aren’t mad at yourself a year from now. “
