Precast Garage Floors



If you really want to maximize the space in your home, you might want to consider installing a precast concrete floor in your garage with a basement space underneath.  Spancrete is probably the best known brand of precast flooring but other companies manufacture them as well.  A precast concrete flooring system allows you to create a large, open area underneath the floor without the need for support columns.  These precast concrete floors are completely soundproof and able to withstand extreme weather conditions.

A basement area under a Spancrete garage floor not only expands your living space.  These spaces are ideally suited for media rooms, workout spaces or workshops because of the soundproofing aspect.  They also make a great tornado shelter.




Additionally the cost of adding a precast garage floor along with the cost of the additional foundation is usually less than the cost of a completely separate building when you factor in the roof, insulation, siding, and separate electrical and water supplies.  This is an ideal solution if you have neighborhood association rules against outbuildings or if your lot is too small to accommodate an additional building.



So what are we talking here, when it comes to price?  A rough estimate would put a three-car garage floor (around 30 ft X 30 ft) at approximately $15,000 with the additional basement space beneath adding an additional $10,000.  That's roughly $25,000 for 900 square feet of completely weather-proofed space with immediate access to the main house's heating/cooling, electric and water.  There are, of course, other costs to consider, like the need for a crane to install the floors, liners and drain systems to divert any water from the garage space, and permitting costs.  But overall, it's a great solution for adding extra space to your home.
