9 Easy Mistakes Home Owners Make On Their Taxes

As you calculate your tax returns, consider each home tax deduction and credit you are — and are not — entitled to. Running afoul of any of these 9 home-related tax mistakes — which tax pros say are especially common — can cost you money or draw the IRS to your doorstep.

Sin #1: Deducting the wrong year for property taxes

You take a tax deduction for property taxes in the year you (or the holder of your escrow account) actually paid them. Some taxing authorities work a year behind — that is, you’re not billed for 2013 property taxes until 2014. But that’s irrelevant to the feds.

Enter on your federal forms whatever amount you actually paid in 2013, no matter what the date is on your tax bill. Dave Hampton, CPA, tax manager at the Cincinnati accounting firm of Burke & Schindler, has seen home owners confuse payments for different years and claim the incorrect amount.


Sin #2: Confusing escrow amount for actual taxes paid

If your lender escrows funds to pay your property taxes, don’t just deduct the amount escrowed, says Bob Meighan, CPA and vice president at TurboTax in San Diego. The regular amount you pay into your escrow account each month to cover property taxes is probably a little more or a little less than your property tax bill. Your lender will adjust the amount every year or so to realign the two.

For example, your tax bill might be $1,200, but your lender may have collected $1,100 or $1,300 in escrow over the year. Deduct only $1,200. Your lender will send you an official statement listing the actual taxes paid. Use that. Don’t just add up 12 months of escrow property tax payments.


Sin #3: Deducting points paid to refinance

Deduct points you paid your lender to secure your mortgage in full for the year you bought your home. However, when you refinance, says Meighan, you must deduct points over the life of your new loan. If you paid $2,000 in points to refinance into a 15-year mortgage, your tax deduction is $133 per year.


Sin #4: Misjudging the home office tax deduction

This deduction may not be as good as it seems. It’s complicated, often doesn’t amount to much of a deduction, has to be recaptured if you turn a profit when you sell your home, and can pique the IRS’s interest in your return. Hampton’s advice: Claim it only if it’s worth those drawbacks. If so, here’s what to know about what you can write off.


Sin #5: Failing to repay the first-time home buyer tax credit

If you used the original home buyer tax credit in 2008, you must repay 1/15th of the credit over 15 years. If you used the tax credit in 2009 or 2010 and then sold your house or stopped using it as your primary residence, within 36 months of the purchase date, you also have to pay back the credit.

The IRS has a tool you can use to help figure out what you owe.

Sin #6: Failing to track home-related expenses

If the IRS comes a-knockin’, don’t be scrambling to compile your records. Many people forget to track home office and home maintenance and repair expenses, says Meighan. File away documents as you go. For example, save each manufacturer’s certification statement for energy tax credits and lender or government statements to confirm property taxes paid.


Sin #7: Forgetting to keep track of capital gains

If you sold your main home last year, don’t forget to pay capital gains taxes on any profit. You can exclude $250,000 (or $500,000 if you’re a married couple) of any profits from taxes. So if your cost basis for your home is $100,000 (what you paid for it plus any improvements) and you sold it for $400,000, your capital gains are $300,000. If you’re single, you owe taxes on $50,000 of gains. However, there are minimum time limits for holding property to take advantage of the exclusions, and other details. Consult IRS Publication 523.


Sin #8: Filing incorrectly for energy tax credits

If you made any eligible improvements in 2012 — or will in 2013 — such as installing energy-efficient windows and doors, you may be able to take a 10% tax credit (up to $500; with some systems your cap is even lower than $500). But keep in mind, it’s a lifetime credit. If you claimed the credit in any recent years, you’re done. Fill out Form 5695.

The first part of the form, which covers systems eligible for a larger tax credit through 2016, such as geothermal heat pumps, can be complex and involves crosschecking with half a dozen other IRS forms. Read the instructions carefully.


Sin #9: Claiming too much for the mortgage interest tax deduction

You can deduct mortgage interest only up to $1 million of mortgage debt, says Meighan. If you have $1.2 million in mortgage debt, for example, deduct only the mortgage interest attributable to the first $1 million.

Weekly Market Update: March 25, 2013

Most housing markets across the country are continuing to chug along toward recovery as the local market begins its first buds into spring mode. New listings Inventory and overall inventory have become the prominent indicators to watch, as demand for quality homes to buy is up. Agents in some areas are seeing the highest prices and fastest selling times in years. Where it used to take months, it can now take mere days to sell an appealing home. Here's a quick recap of the week that was.

In the Twin Cities region, for the week ending March 16:

• New Listings increased 4.9% to 1,475
• Pending Sales increased 11.9% to 1,094
• Inventory decreased 30.1% to 12,661

For the month of February:

• Median Sales Price increased 15.5% to $160,000
• Days on Market decreased 22.2% to 112
• Percent of Original List Price Received increased 3.4% to 93.7%
• Months Supply of Inventory decreased 38.8% to 3.0

What Home Buyers Want Most In Their New Homes

During the housing boom days, media rooms, wine cellars, and large expansive bonus rooms were all the rage. But ask today’s home shopper what they want most from their home and their wish-lists have gotten much more practical.

Today, it’s all about energy efficiency.



In fact, four of the top most desired home features center around saving energy, according to a new study released by the National Association of Home Builders, “What Home Buyers Really Want.”

With rising utility costs, more home buyers are thinking not just about the price of buying a home — but also how are they going to maintain it and keep it affordable once they move in?

Ninety-four percent of home buyers say they want energy-rated appliances; 91 percent want an energy-star rating for the entire home, 89 percent say they want energy-star related windows, and 88 percent want ceiling fans, according to the NAHB study.

They want the floorplan of the home to be energy efficient too. More buyers are showing less desire for a two-story entry foyer, the study finds. These large, open spaces are known as being less energy efficient.

So while energy efficiency seems to be chief on buyers’ minds these days, they’re also devoting a lot of time to sizing up the home’s storage space. Ninety percent of buyers say they want a linen closet in the bathroom to store towels and toiletries. Eighty-six percent say they also want space in the garage to store sports equipment and gardening and yard tools. And 85 percent say they want a walk-in pantry in the kitchen.

Ranch Houses: Trendy Again

More and more, people are starting to crave the practicality of one-story living.






That's why more one-story homes are being built, new two-story homes often come with a master bedroom on the first floor, and even older ranch homes are getting a second look.


"People who want to have a one-story house are looking for [ranches] and buying, including boomers but also young families who don't want to be running up and down the stairs," said Alan Hess, author of the book "The Ranch House," who said there is a growing resale market for the homes, even though their heyday was in the 1950s and 1960s.       "The old ranches provide an alternative for people," he said.  

It's only recently that an increasing number of homebuyers have been more interested in doing all of their living on one floor. In 1973, one-story homes made up 67% of new-home construction. That dropped to 43% in 2006, before reversing course and rising to 46% in 2011, said Stephen Melman, director of economic services for the National Association of Home Builders, citing Census Bureau information.



While it may be too early to call a trend, it's only logical that there would be an increased demand for single-story homes among baby boomers and others, Melman said. About 90% of homeowners 45 and older say they want to age in place in their existing home, according to a study by the 50+ Housing Council of the NAHB and the MetLife Mature Market Institute. And by 2020, nearly 45% of households will include someone 55 or older.
 



  "When you think about the number of people who say they want to age in place, their biggest obstacle is climbing the stairs," Melman said.       As people are living longer, boomers who have seen their own parents age in place often realize the benefits of single-floor living before they actually need them.  

But the one-story homes being built today are "not your grandfather's ranch," Melman said. Modern one-floor homes are open and bright, and won't be advertised as ranch homes by the developer, either; they will be advertised using the amenities that the homes offer.






  It's also becoming common for two-story homes to be built with the master bedroom on the first floor, said Denise Dersin, editor in chief of Builder magazine, a publication for the construction industry. That creates a more flexible floor plan, a way to accommodate family members who can't trudge up the stairs or perhaps to create a separate living environment for an adult child who moves back home after college. Upstairs bedrooms may accommodate grandchildren or other visitors, she said.       She sees that two-story design as more of a trend than new one-story designs, adding that the bump in one-story new homes may have more to do with the industry trying to create affordable models for buyers.  

New construction aside, those who want that one-floor living in a resale home may be giving ranches another look, she added. That's especially true of people who need to move but want to stay in the same neighborhood, since the number of new homes in established neighborhoods is limited.







Ranches also tend to be affordable, the opposite of the conspicuous McMansion, and may suit more families at a time when consumers are looking to buy only as much house as they need, Hess said.


To help older ranch homes get with the times, alterations to change the face of the homes can be quite successful, said Phyllis Harb, a real-estate agent with Prudential California Realty in La Canada, Calif.

  There are other options for single-story living, too. Tudor-style homes can also be single-story, she pointed out. Prairie or bungalow homes, too, are often built so that most of the living is done on one floor, Melman said.  
The availability of one-story homes also has to do with location. Where land is dear, often the only affordable option is to build up, Melman said.


Of course, for those considering a home's ease of use during retirement, one downside of living in a ranch is that it is often spread out on a large lot — meaning owners won't escape the maintenance of a big yard.





    Still, avoiding those five or six trips up and down the stairs each day may be worth it. That's true not only for those nearing retirement, Harb said. In general, she has more clients today who say they'd prefer a single-story home than those who would prefer a two-story home.       "Interest rates are low, and none of us know how long they're going to remain low. It may likely be that there isn't a 'move-up home.' This might be their 'forever home,'" she said, causing buyers to select a place with features they can live with today as well as that will suit them tomorrow.

Why You Need to Change Your Attitude About Housework

No matter how much housework you do — do more! Not only will you clean your home, but you’ll burn more calories, ward off some cancers, even move closer to spiritual enlightenment.

At least, that’s what some researchers and authors promise — clean more, live longer and better.

  • A study of 200,000 women in nine European countries found that housecleaning between 15 and 17 hours a week — a little more than 2 hours per day — cut breast cancer risk by 30% among pre-menopausal women and 20% among post-menopausal women.

  • An Indiana University professor showed that 4 hours of work in and around the house helped hypertensive and pre-hypertensive patients lower their blood pressure, in some cases to normal levels.

  • As little as 20 minutes per day of vigorous housework can cut stress by as much as 20%, according to a University College London survey.

These studies have changed my relationship with sweeping and scrubbing.

My attitude has always been: I work so others might clean. I’ve employed wonderful cleaners ever since my first job as a copy girl, when I’d eat ramen nightly rather than mop a floor in my 500-sq.-ft. Manhattan rental.

Years later, I bit the bullet and vacuumed my four-bedroom house between cleaning lady visits. Actually, my three cleaning robots — Roomba, Neato, and Mint — did the vacuuming and sweeping: When I wanted a deep clean, I ran all three at once.

But that was then. Now, I realize that doing housework myself can help me achieve other goals I hold dear, like staying fit and living long.

Instead of looking at household chores as time-eaters, I now look at them as calorie burners. Here’s what an hour of housework burns:

  • Vacuuming and mopping: 194 calories
  • Dusting: 174 calories
  • Washing windows: 180 calories
  • Ironing: 113 calories

I wore a calorie-counting armband for a week, and on the days I vacuumed the den or scrubbed the bathroom for half an hour, I burned about 100 calories more than the days I did not clean. Theoretically, if I vigorously cleaned for 30 minutes each day, I would lose about 10 pounds a year (if I didn’t reward myself daily with a latte or bag of chips).

In fact, a British study found that women’s waistlines have expanded 6 inches over the past 60 years because they don’t clean their homes as long and hard as 1950s housewives, who burned up to 1,000 calories a day by doing housework without today’s modern machines (like my Roomba).

Perhaps, the best benefit of housework is that mindful cleaning can bring me closer to enlightenment, says “The Power of Now” author (and Oprah’s guru) Eckhart Tolle. Simply, the more one observes the moment, the less stress she will feel about the past and future.

We can all use a lot less stress. So instead of rushing through housework, or talking to my mother on the phone while I’m washing dishes, I’ll dive into the moment of cleaning. When scrubbing pots, I feel the water cascading over my hands, notice the tiny soap bubbles, feel the crusted food melt away — that kind of thing.

It’s a discipline that gets easier with time. But the more I stay in the now of cleaning, the calmer I feel. Really.

Weekly Market Update: March 18, 2013

With February's jobs data looking better than expected and inflation running well within the Fed's target range, mortgage rates ticked slightly higher. It's not much, and this affordability environment is still hugely attractive, but it's just enough to notice. Combined with low inventory, low rates have been a prominent motivation for buyers. But sellers need the real encouragement these days. Consistent year over- year price gains have proven insufficient thus far, but that's subject to change come spring.

In the Twin Cities region, for the week ending March 9:

• New Listings decreased 6.1% to 1,361
• Pending Sales increased 10.9% to 1,019
• Inventory decreased 30.7% to 12,476

For the month of February:

• Median Sales Price increased 15.5% to $160,000
• Days on Market decreased 22.2% to 112

The Minneapolis St. Patricks Day Parade

The City of St. Paul started celebrating at noon. Meanwhile, Minneapolis is getting the party started a little later in the day with its Minneapolis St. Patrick's Day Parade, starting at 6:30 p.m. (http://www.mplsstpats.org) This march will start at 11th Street, traveling up Nicollet Mall until it hits Fifth Street. Here, you can watch from the sidewalk, or from a nearby bar. Special happenings will be taking place at the Local, Kieran's Irish Pub, Brit's, and others. If you plan to celebrate into the wee hours of the morning, be sure to plan safe transportation.
